In 1998, the Summer Music Series program was created by the Downtown Winston-Salem Partnership in an effort to support revitalization efforts in Downtown Winston-Salem. In 2010, it will be entering the 13th season and the three series, Alive After Five, Downtown Jazz and Summer On Trade, have been credited with a resurgence of new restaurants, retail and housing developments that are now underway in the downtown core.
The popular street festivals bring live music to downtown Thursday, Friday and Saturday from May through August. They have become a vital part of the fabric of the city, last year bringing over 50,000 people of all ages, cultures and backgrounds together in a spirit of celebration. The demolition of two buildings in Civic Plaza last week could be a boost that leads to the completion of two key pieces of this downtown project — the renovation of the Pepper Building and the completion of a park. They’re needed for the plaza to become a hub for those working and living downtown, spurring further revitalization and economic development.
The demolition “definitely opens up that area and shows the potential,” Jason Thiel, the president of the Downtown Winston-Salem Partnership, told the Journal last week.
A former drug store at 116 W. Fourth St. and an office building that’s long been vacant at 115 W. Third St. were demolished.
Revitalization has been an incremental process in downtown Winston-Salem, one characterized by sweat and serendipity, by setbacks and success, by drama and dreams. That’s been the story with efforts in the arts district, in the Goler development area, in the Piedmont Triad Research Park and in the area around the new ballpark.
And it’s the story in Civic Plaza. Developer Kerry Avant got the plaza started with a stately condo complex, One Park Vista. It’s been finished for about a year and half and is at about 55-percent occupancy, Avant said last week. Most of the units sell for between $299,000 and $670,000, and there’s one $1.1-million penthouse left. Four or five of the 32 units in One Park Vista are being leased, Avant said, for $1,800 to $2,200 a month, and a couple of those arrangements are lease-to-own. The housing rental market is going better downtown now than the sales market.
Plans for the rest of the plaza, which occupies land between Third and Fourth streets in the heart of downtown, haven’t proceeded as quickly. Avant’s plans for redeveloping the historic Pepper Building at the corner of Fourth and Liberty streets were derailed, mainly by the recession. “We just couldn’t pull all the pieces together before the economy just tanked,” he said. “The market just fell out, financing markets went away; there were a lot of things.”
Plans by other developers over the last 10 years to renovate the Pepper Building, which went up in 1929, have fallen though as well.
The partnership, which owns the Pepper Building, is negotiating to find a developer for it. That’s a welcome step, because a few months ago, the partnership had been willing to consider plans that might include demolishing the building, which has a lot more class and historic value than the two buildings torn down last week. The building is named for Thomas Pepper, who owned tobacco warehouses around the city. It was one of the first art-deco buildings to be built in North Carolina, and has housed a department store, offices and a coffee shop. Residents objected to potential plans to demolish it.

New Downtown Winston-Salem Restaurant Opening

Willow’s Bistro is moving into the former Opie’s Southbound Grille space on Liberty Street.
“It’s going to be a little bit more creative than the normal, but people are going to be comfortable approaching it,” co-owner Will Kingery said of the restaurant’s menu. “They are not going to feel intimidated by food.”
That includes such items as Grilled Tuna Salad with Roasted Mango and Red Curry Vinaigrette.
Willow’s will open June 7 at 300 S. Liberty St., Suite 125, near the Children’s Museum of Winston-Salem. The last restaurant to occupy the space was Winston’s Eatery.
Kingery owns the restaurant with his business partner, Norb Cooper Jr. Kingery has 15 years’ and Cooper has 28 years’ experience in the restaurant industry. Kingery most recently was an executive chef for 6th and Vine and NOMA. Cooper is the owner of Town Centre Diner in Wallburg.
Kingery said that while Willow’s Bistro is a bit out of the way from the growing restaurant business along 4th and Trade streets, he believes his restaurant is in a good location — a historic building with outdoor dining.
“We’ve got the Children’s Museum here,” he said. “We have a lot of people right here in our location for lunch.”
He said that the restaurant will have to earn its reputation for dinner, but he and Copper have plans to attract customers.
For example, they will use a lot of products from local farmers, including Shore Farm’s Organics in Yadkinville and fresh-caught fish from the coast.
“We want to do high-quality food and good service in a neat, cool, new atmosphere,” Kingery said.

One Park Vista, LLC, Announces Official Plans for Downtown Winston-Salem’s Newest Luxury Residential Development
Unveils look and details amenities of mid-rise condominiums, Phase One of Downtown Winston-Salem’s proposed Civic Plaza
WINSTON-SALEM, N.C. – Kerry Avant and Thad Lewallen, developers of One Park Vista, LLC, gave local dignitaries, community and business leaders a first look at their much anticipated luxury condominium development today. One Park Vista, a beautifully designed, eight-story mid-rise, and “Phase One” of the proposed Civic Plaza redevelopment in downtown Winston-Salem, will for the first time offer truly stylish, high-end residential living in the city’s core.
“The Civic Plaza project has been in the planning stage for a long time and we are happy to announce that One Park Vista is the first step toward the realization of that goal,” said Kerry Avant, Manager-Member, One Park Vista, LLC. “One Park Vista is going to be a spectacular addition to 4th Street and we are grateful to the City of Winston-Salem and the Downtown Winston-Salem Partnership for all their support in helping us get this project off the ground.”
Avant gave details and unveiled artist renderings of One Park Vista and Civic Plaza at a special media event where comments were also offered by Allen Joines, Mayor of the City of Winston-Salem; Joycelyn Johnson, Council Member, East Ward, City of Winston-Salem, and Steve Snelgrove, Chairman of the Downtown Winston-Salem Partnership.
One Park Vista will have a prime location in the heart of downtown, just blocks from the Arts District, the Stevens Center for the Performing Arts, and numerous restaurants and nightclubs.
It was designed in the 1920s classical revival style by Winston-Salem-based Harbinson & Associates Architects and is being marketed by Michael Ryden of Leonard Ryden Burr Real Estate, Winston-Salem’s fastest-growing residential real estate firm. The development also will feature one ground-floor commercial unit, which is being marketed by Winston-Salem’s Meridian Realty.
One Park Vista, which is slated to begin construction this summer and take approximately 15 months to build, will feature 33 residential condominiums (eight of which have already been reserved) with prices ranging from $290,000 to just over $1 million. Each of the units will give residents a high-end feel with all the comforts of a suburban home, including an open foyer, high ceilings, a large dining room and kitchen, a den and gas fireplace, French doors, beautiful hardwood floors, and spacious outdoor porches or terraces. Many of the terraces will overlook the proposed Civic Plaza, an urban park called for in the Downtown Plan which was adopted by the Winston-Salem City Council in March 2002.
“We are excited about One Park Vista moving forward for many reasons,” said the Downtown Winston-Salem Partnership’s Steve Snelgrove. “One Park Vista fulfills one of the recommendations of the Downtown Plan which calls for more housing in the central core of downtown. And with its high-quality design and attention to detail, it will add vibrancy to 4th Street and bring new homeowners to downtown, homeowners with a vested interest in the city’s long-term growth.
“One Park Vista also shows that long-time suburban developers are willing to build downtown, and that speaks volumes about downtown’s residential growth potential. Finally, the commercial unit will bring even more retail dollars to the center of the city.”
One Park Vista is going to set a new standard for downtown development and will be a truly remarkable place to call home.
